Why Is Garage Seal Leaking Around the Bottom of the Door?
The most common cause is a worn or damaged bottom seal. Constant contact with hot concrete, sun exposure, moisture, and everyday door movement can make the material brittle, flattened, torn, or loose. Water patterns often reveal whether the leak is coming from the driveway, the sides of the opening, or above the door.
Poor drainage is a frequent cause. A clogged gutter, overflowing downspout, low driveway area, or landscaping that directs runoff toward the garage can send more water to the door than any standard seal can reasonably manage. Cleaning gutters and extending downspouts away from the garage may reduce the problem immediately.
Wind-driven rain can also enter through the sides and top of the door. The vertical weatherstripping attached to the door frame, often called stop molding or perimeter weatherstripping, should rest against the door when it is closed. If it is cracked, loose, warped, or pulled away from the frame, water can come in along the jambs. This is especially noticeable during storms that hit the front of the home at an angle.

How to Check a Leaking Garage Seal Safely
Start with a simple inspection on a dry day. Close the garage door and look from inside for visible daylight at the bottom corners and across the threshold. Check whether the seal is flattened, split, hardened, or hanging out of its track. Then examine the side weatherstripping for gaps or loose nails.
Next, look at the concrete just outside the opening. Dirt lines, standing water, and debris buildup can show where runoff is traveling. If the driveway slopes toward the garage, or if water pools near the door after rain, make a note of it. That information helps determine whether a new seal will solve the issue or only reduce it.
You can also use a garden hose for a controlled test. Avoid spraying directly at the electrical opener, outlets, or the interior of the garage. Start by lightly wetting one section of the outside threshold at a time, then check inside for water. Move to the side seals and upper edges only if the bottom appears dry. This method makes it easier to identify the entry point without waiting for the next storm.
Do not use the hose test if you already have standing water around electrical equipment or if the garage floor is slick. Safety comes first.

Bottom seal replacement is often enough when the garage door closes evenly, the floor has only minor variations, and the existing seal is visibly worn. It is a straightforward maintenance repair that can improve protection from rain, insects, dust, and outside air at the same time.
A replacement should be installed with the door and track condition in mind. The seal needs to match the retainer, sit straight, and make contact without forcing the door upward. An overly thick seal may make the opener work harder or prevent the door from closing fully. An overly thin seal may leave the same gap you started with.
For a door that is otherwise in good shape, this repair is usually a sensible first step. If the leak continues after replacement, the next step is to inspect the floor slope, door alignment, and exterior drainage rather than repeatedly changing seals.
